The revival of Deep Ellum -- You can get quotes from Lou Reese on what new is going in there and ask him for contact names you can interview about how their business is picking up. The biggest sign of this is the revival of the Green Room -- a much-loved restaurant that just opened back up down there after closing a few years ago -- it was a spot where people could sit on the roof and enjoy a drink while looking down at the street action, tattoo parlors, etc. so everyone is glad it's re-opened and hoping it all flourishes again.
Not just restaurants, but the whole gentrification of the area with the new apartments that have been built/ are filling up.
Also, you could get stats from DART officials on how the traffic is increasing (assuming it is?)
